We are working with Russell LDP and Harworth Group alongside Turley to create the plans for the first phase of the largest proposed employment site in Greater Manchester, known as Northern Gateway.
An outline planning application has been submitted via the joint venture Northern Gateway Development Vehicle, for the first 6.5 million sq ft of workspace at the site to both Bury and Rochdale councils, with the site straddling both boroughs and located at the intersection of the M60, M62 and M66.
The plans have been submitted following the approval of a supplementary planning document for the site, which provides a framework for the determination of future planning applications within the employment-led site.
Alongside the new workspace, the application also includes proposals for supporting infrastructure and amenities including retail and leisure space, a hotel, landscaped open spaces and a network of travel routes.
James Richmond, THP joint Managing Director, commented: “We’re pleased to be continuing our work with Harworth Group and Russell LDP via the Northern Gateway Development Vehicle JV to create the transformational Northern Gateway scheme. The site will have a significant impact on the regional economy with the first phase expected to contribute £630m GVA each year to the local economy, as well as supporting up to 10,000 jobs on-site in high value industries including research and development, AI and robotics.”
Helen Hartley, planning associate director at Russell LDP, said: “This is a major milestone in delivering a nationally important employment destination in the North West.
“Northern Gateway is a transformative opportunity, many years in the making, that will create thousands of jobs and bring lasting benefits to the local area and wider region. With sustainable design at its core, our masterplan will create a thriving environment of high-quality employment units, transport and active travel routes and large areas of new, publicly accessible parkland attracting leading local, national and international employers.”
Lynda Shillaw, chief executive at Harworth Group, added: “Northern Gateway will transform the North West and its economy. Focussed on advanced manufacturing, industrial and logistics, and emerging sectors, it will provide a catalyst for growth, elevating the potential of the North West for both existing businesses to expand and new national and international investment in the region.”
